We manage properties all around the UK whilst working with local companies to ensure all our listings get the care they deserve.

Each Owner will be provided a 'Dedicated Account Manager' they will be responsible and familiar with all aspects of your property. Managing your listing from new bookings, maintenance scheduling to owner bookings. We will ensure owners don't have the day to day worries of owning a holiday let.

We advertise on all major platforms and will market match your property to ensure you are receiving the best guest revenue possible for your property. With dynamic annual pricing we change the proce of the property depending on demand and seasonal holidays.

As part of our inital management we will hire a professional photographer to come and take photos of the house for advertisement. Creating an image for your property and identifying the target audience. We maintain the importance on ensuring all bookings are financially beneficial with minimal discounted stays and overnight stays avoided to ensure the bookings remain profitable for owners. We only take a 10% fixed rate comission on each booking with NO cancellation or admin fees on any cancelled or re-booked bookings.

Guest Services

We thrive ourselves on excellent customer service and creating a memorable and pleasant experience for every guest from the moment they book. Within 24 hours of booking we call each guest to provide a insight into the property and to introduce them to the management team should they have any questions in the build up to their arrival date. Guests will all be provided with a contact number, email as well as emergency out of hours contact details.

Providing Customer Support 365 days a year our owners and guests will always have access to receive support on all issues. Using a remote check in we can ensure all guests access the property safely and we can keep your property secure at all times.

Screening guests is an important part to keeping your property safe, we look into all guests from previous stays and host recommendations to our inital phone call we will ensure that the guests are respectful towards the property. Collecting a pre-designated amount as a security deposit on each booking provides you with the comfort of having financial compensation when accidents do occur.

  • Max Occupancy =2 > £18,000 - £25,000+
  • Max Occupancy =4 > £25,000 - £40,000+
  • Max Occupancy =6 > £35,000 - £45,000+
  • Max Occupancy =8 > £45,000 - £70,000+
  • Max Occupancy =10 > £55,000 - £80,000+
  • Max Occupancy =12 > VAT THRESHOLD

It is important to remember that you will have costs associated with running a holiday let. To ensure a smooth financial process for owners Grey Dove will sort out all major expenses so each month you will simply receive monthly profit from the property after expenses with a financial report of all expenses that were paid.
